From $23K to $3,700 Cash to Close
We recently helped first-time buyers reduce their cash to close by nearly $20,000… without changing the home they were buying.
That kind of shift can completely change what feels possible.
Here’s what happened.
They were excited to buy their first home, but like many buyers, they were trying to make it work with limited cash available for upfront costs.
As we walked through their options together, we found a first-time homebuyer program that offered:
• 2% of the home’s value toward the down payment
• An additional $10,000 in grant funds
It was a great fit… except for one detail.
Their credit scores were just below the minimum needed to qualify.
Close enough to be frustrating, but not enough to access the program.
At that point, many lenders would simply move forward without it or suggest waiting.
Instead, we took a closer look.
Using our credit analysis tools, we identified a few very specific steps that could help improve their scores quickly. Once those were completed, we were able to run a rapid rescore so their updated credit reflected right away, rather than waiting for the next reporting cycle.
Within days, everything changed.
Their updated scores qualified them for the program, unlocking:
• $9,875 in down payment assistance
• An additional $10,000 in grant funds
But more importantly, it changed how they moved forward.
They were able to:
• Make a competitive offer with confidence
• Stay comfortably within their monthly budget
• Reduce their cash to close from $23,666 to just $3,791
They secured their first home and closed smoothly.
What I want you to take away from this is simple:
A lot of people assume improving credit takes months or even years.
Sometimes it does. But not always.
When you know exactly what to adjust, and you have the right tools in place, meaningful improvements can often happen much faster than people expect.
And that can open doors to opportunities that might otherwise be missed.
If you’ve been wondering whether now is the right time to explore your options, I’m happy to take a look at your specific situation and walk you through what’s possible.
Thank you for reading and enjoy the rest of your spring!
